Water stops at wet area doors: an Officer handover item
What a water stop angle does, how it goes wrong and how to raise it before handover.
Your last chance to have defects fixed under the contract before you sign off. We go through every room, the roof and the site and list what is unfinished or out of tolerance.
One of our inspectors will call you back. If it is urgent, call 1300 471 805.
An Officer pre-handover inspection is measured against your contract, plans and selections, the Guide to Standards and Tolerances 2015, the National Construction Code, AS 3740 for wet areas and AS 3700 for masonry.
30 checkpoints across 10 areas on a standard Officer pre-handover (PCI) inspection. Where a roof space, subfloor or room is locked, blocked or unsafe on the day, the report says so and explains what was not seen.

Five to seven days before the practical completion date. The house is finished enough to judge, and the builder still has time to act on the list.
It is a visual and hand check. We do not energise circuits, test switchboards, smoke alarms or power points, pressure test plumbing or gas, commission heating, cooling or appliances, or open up walls. Electrical work belongs to a licensed electrician, and the occupancy permit is the building surveyor's call.
Wet area water stops, cladding clearance to the ground, unfinished roof flashings and drainage that discharges onto the site rather than into stormwater.
Talk to your builder and, if needed, your lawyer before you do. Agreeing in writing which items will be fixed and by when protects you.
Yes. A reinspection checks each item on the original report and marks it closed or still open.
