Water stops at wet area doors: an Officer handover item

What a water stop angle does, how it goes wrong and how to raise it before handover.

Officer 3809 · 18 February 2026

In short: Water stops that do not reach the wall flashing turn up repeatedly at Officer handovers.

What it does

The angle across a bathroom or laundry doorway stops water travelling under the floor into the next room.

How it fails

In Officer homes we find angles that stop short of the perimeter wall flashing, with door jambs and architraves bedded into tile on top.

Why it matters

Water finds the gap. The first sign is often swollen skirting or a stained carpet edge months later.

Screen channels

We also find shower screen channels sealed on the wet side, which traps water instead of letting it drain.

Raising it

Put the item in writing before handover and ask how it will be corrected.

Written by our local inspection team from work carried out in Officer. Licensed building practitioners, Building & Plumbing Commission registration CDB-U 53425.
